The Most Common Home Repairs in Essex (And How to Handle Them)

From sticking doors to dripping taps, these are the most frequent repair calls we get across Essex — and what to do about them.

After years of working on properties across Essex, we've seen the same repair issues come up again and again. Here are the most common — and what you need to know about each one.

Sticking or Dragging Doors

One of the most common calls we get. Doors stick for several reasons:

  • **Seasonal movement** — timber swells in summer and contracts in winter. A door that sticks in summer may be fine in winter.
  • **Hinge issues** — loose or worn hinges cause the door to drop and bind
  • **Frame settlement** — older properties in particular can shift, causing door frames to go out of square

Solution: If it's seasonal, you may simply need to ease the door edge slightly. If it's a hinge problem, new or reseated hinges usually fix it. If the frame has moved, more significant adjustment is needed.

Dripping Taps

Dripping taps waste significant water and money over time — and the drip almost always gets worse rather than better.

Solution: In most cases, a dripping tap needs new washers or a cartridge replacement. The exact fix depends on the tap type (traditional compression tap vs quarter-turn ceramic disc). This is a classic minor plumbing repair that's quick and inexpensive with the right knowledge and tools.

Cracked Plaster

Hairline cracks are very common in Essex properties, particularly older ones. Most are cosmetic rather than structural:

  • Fine, random cracking (crazing) — usually just surface shrinkage in plaster or paint
  • Cracks following the joints of plasterboard — movement at board joins; easily filled and taped
  • Diagonal cracks from corners of doors and windows — usually due to normal structural movement

When to be concerned: Wide, stepped cracks in masonry, cracks that grow over time, or cracks with movement on either side warrant professional structural assessment.

Solution: Most plaster cracks can be filled, allowed to dry completely, sanded and repainted. Recurring cracks may need a more thorough repair approach.

Leaking or Blocked Gutters

Gutters blocked with leaves and debris are extremely common in Essex, particularly during autumn. Blocked gutters lead to:

  • Water overflowing and saturating walls
  • Damp penetration and associated damage
  • Damage to fascias and soffits over time

Solution: Annual gutter clearing, ideally in late autumn after the leaves have fallen. Leaking joints can usually be resealed with appropriate gutter sealant.

Blown or Failed Window Seals

Double-glazed units that have failed show as misting or condensation between the panes. This happens when the hermetic seal fails, allowing moisture into the air gap.

Solution: The inner pane can be replaced (known as IGU replacement) without replacing the entire frame. This is a specialist glazing job rather than a general handyman task.

Loose or Broken Fence Panels

Storm damage and general weathering are the main causes of fence problems across Essex properties.

Solution: Loose panels are often caused by rotten or broken posts — fixing the panel without addressing the post is a short-term fix. Always address post condition when repairing fence panels.
